Bellaire has its own building department. That changes everything.

Bellaire is a separate municipality — its own city government, its own building department, its own permitting process. Roofers who only know City of Houston permits get tripped up here. We don't. We pull Bellaire permits routinely, we know the inspectors, and we know the local code differences (Bellaire requires impact-rated underlayment in certain conditions; Houston doesn't mandate it).

The housing stock is split. Original Bellaire — closer to the inner loop boundaries — is mostly 1950s and 1960s ranches on quarter-acre lots, with original asphalt or sometimes tile roofs. New Bellaire is the tear-down/rebuild boom: 4,000-5,000 sq ft custom homes with complex roof systems, occasionally tile or metal accents.

Then there's the flood angle. Brays Bayou cuts through Bellaire, and the city floods in major events. If your home is in the Special Flood Hazard Area, you're probably also a candidate for elevation. We handle that too.

City of Bellaire permits: Bellaire is a separate jurisdiction with its own building dept. We pull permits and coordinate inspections directly with Bellaire — not Houston. Quote includes permit cost.

Brays Bayou floodplain. Bellaire flooded badly in Memorial Day 2015, Tax Day 2016, and Harvey 2017. Some homes flooded all three times. If yours is one of them, ask us about elevation grants — Bellaire homes qualify for FEMA HMA programs.

Hail belt. Bellaire is in the same hail belt as the rest of southwest Houston. Class 4 impact-rated shingles save 15-28% on most insurance premiums. Worth the upgrade.

Tear-down rebuild market. If you're building new in Bellaire, we install on new construction too. Most Bellaire builders run their own roofers — but we've handled enough warranty fixes on those installs that homeowners often switch to us by the second year.
