Bridgeland

Bridgeland is one of the newer Cypress master-plans. First-generation roofs holding up well.

Bridgeland is the Howard Hughes master-planned community in Cypress — 11,400+ homes planned, ~8,000 built across multiple villages. Built primarily 2010-current, most homes are still on their original roofs. We’re seeing the first storm-driven replacements now (2024 Beryl pushed many).

What makes Bridgeland specific:

  • Newer construction throughout. Most homes built within the last 10-15 years. Original asphalt is mid-life or earlier; replacement projects are typically storm-driven, not age-driven.
  • Eastern Texas hail belt + Cypress storm exposure. Major hail events 2017, 2021, 2024 plus Beryl 2024 wind damage. Class 4 strongly recommended.
  • Modern aesthetic standards. Bridgeland HOA emphasizes clean, contemporary architectural styles. Roof colors lean charcoal/black/dark gray.
  • Active community standards. Architectural committee reviews shingle replacement applications carefully.
  • Solar panel coordination. Many Bridgeland homes have solar arrays; replacement projects need solar coordination — if your roof is >5 years old, time the roof and solar work together.

Bridgeland Community Association: modern aesthetic.

The Bridgeland Community Association maintains a clean, contemporary aesthetic standard. Architectural review for shingle replacement:

  • Architectural dimensional required. 3-tab not approved.
  • Modern color palette emphasized. Charcoal, dark gray, and black tones favored.
  • Class 4 impact-rated welcomed — community recognizes hail belt math.
  • Solar coordination required. If solar is present, removal/reinstallation plan must be approved.

Review typically 5-10 business days. Our pre-cleared sample combinations cover most Bridgeland village requirements.

Pre-cleared samples: GAF Timberline HDZ Class 4 in Charcoal, Pewter Gray, Hunter Green pre-cleared. CertainTeed Landmark IR in Moire Black, Driftwood pre-cleared. Solar coordination handled in-house for projects with existing arrays.
