Most chimney problems on Houston homes trace to one of four sources: flashing failure (where the chimney meets the roof), crown cracking (the concrete cap on top), masonry deterioration (brick and mortar absorbing water and freezing/thawing), and missing or damaged chimney cap (allowing water and animals into the flue itself).
Houston conditions stress chimneys harder than most climates. Heat-cool-rain cycling is brutal on mortar joints. Wind exposure at the highest point of the home concentrates storm forces.
