Most chimney problems on Houston homes trace to one of four sources: flashing failure (where the chimney meets the roof), crown cracking (the concrete cap on top), masonry deterioration (brick and mortar absorbing water and freezing/thawing), and missing or damaged chimney cap (allowing water and animals into the flue itself).

Houston conditions stress chimneys harder than most climates. Heat-cool-rain cycling is brutal on mortar joints. Wind exposure at the highest point of the home concentrates storm forces. Humidity means any water that enters tends to stay — masonry doesn’t dry out the way it would in a drier climate. Houston conditions

Why Houston chimneys fail. It’s humidity, more than anything.

Humidity and freeze-thaw cycling. Houston averages 85-95% summer humidity and sees 5-15 freeze events per year. Mortar joints absorb moisture, then freeze and expand, then thaw. Repeated cycles fracture the mortar. After 15-25 years, most Houston chimneys need at least partial repointing.

Wind exposure. Chimneys are the highest, most exposed feature on most homes. Storm winds concentrate on them. Hurricane Beryl 2024 caused widespread chimney damage — flashing tearing, crown cracking, cap displacement.

Hidden interior damage. Chimney leaks often run inside the wall before showing on a ceiling. By the time interior damage is visible, framing rot may have started. Annual inspection catches problems before structural damage.

Heat exposure on flue. Active wood-burning fireplaces stress the flue and crown with extreme heat cycles. The top of the chimney aged faster than the base on these homes. Worth a closer inspection.

Birds and animals. Houston has substantial bird populations (and squirrels, raccoons in the suburbs). Open chimneys attract nesting. Caps prevent this. Without caps, animal nests block flues, which is a fire hazard.

Do I really need a chimney cap?
