Why It Matters

Houston has flooded in 2015, 2016, 2017 (Harvey), 2019 (Imelda), 2024 (Beryl). FEMA classifies a third of Harris County as Special Flood Hazard Area. If your home took on water once, the math says it will again. Engineering & Permits

Structural engineer assesses your foundation type, soil, and target elevation. Stamped plans submitted to City of Houston, FEMA elevation certificate prepared.

Disconnect & Prep

Utilities disconnected (water, gas, sewer, electric). Plumbing and ductwork prepared for extension. Driveway and landscaping protected.

03

Steel & Hydraulics

Steel I-beams threaded under the structure. Synchronized hydraulic jacks placed at calculated load points. Lift performed at 1/4 inch per pass to prevent stress fractures.

04

New Foundation

New piers, columns, or stem walls built to the target elevation. Engineered to current Houston wind and flood code. Hurricane straps and seismic ties throughout.

05

Set & Reconnect

House lowered onto the new foundation. Steel removed. Utilities reconnected and tested. Plumbing, sewer, gas, and electric brought up to code.

06

Finish & Certify

New stairs, deck, skirting, and landscaping. Final FEMA elevation certificate issued. Insurance premium reassessment paperwork delivered to your agent.

Pier-and-beam is the easiest. Slab-on-grade is harder but routine. Brick veneer requires extra bracing. Two-story is no different from one — just more synchronized jacks. How much does it cost to lift a house in Houston?
A pier-and-beam home typically runs $120,000–$200,000. Slab-on-grade is $200,000–$300,000. Two-story or brick veneer can reach $450,000. The variables are lift height, foundation type, and how complex the utility reconnection is. FEMA HMA grants can cover up to 75% if you're in a Special Flood Hazard Area.
How high can you lift?
Standard lifts are 2–10 feet above base flood elevation. We've gone higher for homes in the bay area and along bayous. The City of Houston requires habitable space to sit at least 2 feet above the 100-year floodplain — most of our lifts target 3–4 feet for a margin of safety.
Can I live in the house during the lift?
No. Utilities are disconnected for 2–8 weeks depending on the project. Most clients budget for a hotel or short-term rental during the structural phase. We work fast to compress that window.
Will my house crack during the lift?
Some hairline cosmetic cracking in drywall and tile is normal — the structure flexes when it leaves the ground. Major cracking is prevented by lifting in 1/4-inch increments with synchronized hydraulic jacks. We include drywall and tile touch-up in the standard scope. Structural integrity is monitored continuously.
How does this affect my flood insurance?
Significantly — in your favor. A new FEMA elevation certificate after the lift typically drops flood insurance premiums by 50–80%. For homes in Special Flood Hazard Areas, the premium savings often pay back the lift cost in 8–15 years.
What about FEMA grants? Do I qualify?
If your home is in a Special Flood Hazard Area and has flooded before (or is at high risk), you likely qualify for the Hazard Mitigation Assistance (HMA) grant — covers up to 75% of project cost. The City of Houston runs a match program for the remaining 25%. The application takes 6–12 months; we handle the paperwork start to finish.
Do you also handle the roof during the lift?
Yes. We're roofers first. Most elevation projects bundle a new roof, gutter system, and exterior siding refresh — it's the right time to do all of it because we're already permitted, scaffolded, and on site. Bundling saves 15–25% versus separate jobs.
