Cinco Ranch

Cinco Ranch is the hail-belt master-plan. Class 4 saves real money here.

Cinco Ranch is one of Houston’s largest master-planned communities — roughly 8,000 homes across multiple villages spanning the western Katy area. Built primarily 1995-2010, most homes are now in their first or second roof cycle. The original 25-30 year asphalt roofs are reaching end-of-life across most of the community.

What makes Cinco Ranch specific:

  • Eastern Texas hail belt. Cinco Ranch sits in the corridor that gets hit hardest by Houston-area hail. Major events 2017, 2021, 2024.
  • Class 4 math is decisive. Most Texas insurers offer 15-28% discount on the wind/hail portion of premiums for Class 4 roofs. Cinco Ranch homeowners typically save $400-$900/year — payback period 4-6 years on the upgrade premium.
  • Architectural review committee. Most villages require approval for shingle replacement. Pre-cleared samples speed this up significantly.
  • Mature trees, mature roofs. Tree canopy across many villages means tree-strike damage common in storms.

Architectural review: streamlined. We’ve done it dozens of times.

Cinco Ranch’s architectural review committee requires approval for any exterior change including shingle replacement. The process:

  1. Submit shingle sample, color choice, and basic project description to the architectural review committee.
  2. Committee review typically 5-10 business days.
  3. Approval letter issued; permit pulled with City of Katy or Fort Bend County depending on village.
  4. Project can begin once both HOA and jurisdiction permits are in hand.

We have the standard GAF and CertainTeed Class 4 architectural sample colors pre-cleared for most Cinco Ranch villages. Most projects clear HOA review within 3-5 business days when starting with our pre-cleared samples.

Pre-cleared samples: GAF Timberline HDZ in Charcoal, Pewter Gray, Slate, and Hunter Green pre-cleared with most Cinco Ranch villages. CertainTeed Landmark in Driftwood, Moire Black, Weathered Wood pre-cleared. Other colors: 7-14 day review typical.
