First Colony CSA: established review process.

First Colony Community Services Association requires architectural review for exterior changes including shingle replacement. The process:

  1. Submit Architectural Change Application with shingle sample, color, and project description.
  2. CSA review typically 7-14 business days.
  3. Approval letter issued; permit pulled with City of Sugar Land or Fort Bend County.

First Colony’s established CSA has clear preferences for traditional shingle aesthetics that match the community’s mature character. Stark or unusual color choices may not be approved; earth tones, grays, and traditional patterns clear smoothly.

Pre-cleared samples: GAF Timberline HDZ in Charcoal, Pewter Gray, Weathered Wood, and Slate pre-cleared. CertainTeed Landmark in Driftwood, Moire Black, Weathered Wood pre-cleared. Alternative colors require extra review time.
