Pearland has three different roofing markets. We staff for all three.

Pearland sits at an interesting roofing crossroads. Old Pearland along Highway 35 has 1960s and 1970s ranch homes, many on second or third roofs, with original framing that needs careful tear-off. Shadow Creek Ranch and Silverlake are 2000s master-planned, mostly architectural asphalt. Pomona and Meridiana are newer still — first roofs only just starting their second decade.

The mix means our crews have to switch modes. A 1972 Old Pearland ranch with a 4:12 slope and brittle decking is one job. A 2010 Shadow Creek Ranch two-story with 7:12 slopes and full ridge vent is a different job. We staff for both.

Pearland sits south of Houston with high wind exposure from gulf-direction storms — Beryl in 2024 hit Pearland hard, especially in older sections. Insurance claim documentation has been the bulk of our Pearland work for the last 18 months. We meet adjusters on the roof here weekly.

Local Conditions

Wind, decking, hail. All three at once.

Wind exposure. South-facing wind exposure from Gulf storms. Hurricane and tropical storm direct hits. Six-nail patterns, wind-rated drip edge, properly anchored ridge vents are non-negotiable. We don't do four-nail installations on Pearland roofs — period.

Older homes need careful tear-off. Many Old Pearland homes have brittle decking, original (1970s) felt, and sometimes layers of older shingles that should never have been installed. We inspect decking on every tear-off and replace what's compromised. Don't let any roofer skip this — re-shingling over rotted deck is a guaranteed callback.

Hail. Pearland gets the same hail belt exposure as Katy and Sugar Land. Class 4 impact-rated material is the standard upgrade.

Some flood risk. Sections along Clear Creek and the Brazoria County edge have flood concerns. If your home has flooded, we also offer house lifting / flood mitigation.
