02 HOA Approval Workflow

The three major Richmond master-planned communities each have active architectural review processes. Material and color approval is required before installation begins.

Our process:

  • Initial consultation. Confirm the homeowner’s subdivision and HOA, identify any preferences for color/material.
  • Pre-cleared product check. If we’ve worked in the subdivision before, many products may already be on the approved list.
  • Submission package preparation. Material name, manufacturer, color sample/chip, installation timeline. We prepare and submit on the homeowner’s behalf.
  • Approval wait. Typical 2-4 weeks depending on the HOA’s review schedule.
  • Installation scheduling. Confirmed only after written approval is in hand.

For projects driven by storm damage and insurance claim — where time matters — we work the HOA approval in parallel with the insurance scope. Tarping and emergency stabilization happen immediately; permanent installation waits for HOA sign-off.

03 Historic Richmond Considerations

Homes near downtown Richmond and along the George Ranch perimeter have distinct considerations from suburban tract construction.

  • Original framing dimensions. Pre-1970s homes often have undersized rafters compared to modern code — not necessarily failed, but worth evaluating during tear-off.
  • Original 1×6 plank decking. Many pre-1960 homes still have original tongue-and-groove decking under accumulated shingle layers.
  • Pre-1970 asbestos materials. Occasionally found in original installations. Identified, isolated, and abated per regulation when present.
  • Period-appropriate replacement materials. For homes where homeowners prefer to maintain original character, we source materials and details to match.
