How much does a roof replacement cost in Houston?

Architectural asphalt: $4-$7 per sq ft installed for standard, $5-$8.50 for Class 4 impact-rated. Metal: $11-$18 per sq ft. Tile: $12-$32 per sq ft. Slate: $25-$50 per sq ft. A typical 2,500 sq ft Houston home runs $10K-$25K for asphalt; $30K-$80K+ for premium materials.

How much does houselifting cost in Houston?

$30K-$70K for pier-and-beam (lighter, easier). $80K-$160K for slab-on-grade with brick veneer (most Meyerland and Bellaire homes). $150K-$240K for Bay Area surge-zone lifts with marine-grade requirements. FEMA HMA grants cover up to 75% of eligible cost. Full breakdown here.

Are estimates free?

Yes. Always. We don’t charge for inspections or estimates, ever. We come out, walk the roof, document with drone imagery, and write you a real line-itemed quote within 1-2 business days.

How long is a quote valid?

30 days standard. We don’t play “sign today” pressure games. A good quote today is still a good quote in two weeks. If material prices change significantly we’ll re-quote, but we don’t use artificial expiration to pressure decisions.

Do you require a deposit?

Standard payment schedule: 10-25% deposit on contract signing, 50-60% progress payment at material delivery, remainder after final walkthrough. We don’t require full payment up front — anyone who does is high-risk.

Do you offer financing?

Yes — we work with three partners (GreenSky, Sunlight Financial, Service Finance) for soft-pull pre-qualification. 0% intro promotional rates available for qualified buyers; long-term fixed rates for larger projects. Financing details here.

Insurance & Claims

How we work with your insurance carrier on roof, hail, wind, and flood claims.

Will you handle my insurance claim?

We provide claim representation — drone documentation before tarping, attendance at the adjuster meeting, parallel scope writing, and supplement filing when items are missed. The claim itself is between you and your insurer; we don’t take assignment of benefits (restricted in Texas).

What carriers do you work with?

All major Texas homeowner carriers — State Farm, Allstate, Farmers, USAA, Travelers, Liberty Mutual, Progressive, Texas Farm Bureau, Chubb, and most regional carriers. Each has its own claim culture; knowing the playbook is half the job.

Can you waive my insurance deductible?

No. That’s insurance fraud under Texas Insurance Code Section 707.003. Anyone who offers to waive your deductible is asking you to commit a felony alongside them. Pay your deductible directly to your contractor.

How long does a roof claim take?

4-12 weeks typical from event to project completion. Adjuster meeting in week 1-2, scope received week 2-4, supplements weeks 3-6, work completed weeks 4-8, depreciation recovery weeks 8-12. Major storm cycles (Beryl 2024) can stretch all of these. Full claim guide.

What if my claim is denied?

You can request a re-inspection by a different adjuster, file a complaint with the Texas Department of Insurance, or hire a public adjuster. We help with the first two. Most denials we see (cosmetic damage disputes, wear-and-tear arguments) get reversed with proper documentation.

Will filing a claim raise my premium?

Texas restricts how much insurers can raise rates after a single weather-related claim. Multiple claims can affect your rate. Filing a legitimate claim with documented damage is almost always the right call — the alternative is paying out of pocket for damage you’re already insured against.

How fast can you tarp my roof after a storm?

Same-day for active leaks during business hours; next-morning for after-hours emergencies. After major events (Beryl 2024 was the most recent), demand exceeds capacity for the first 72 hours and we triage by severity. Maintenance program members get priority dispatch.

How can I tell if my roof has hail damage?

Look for granules accumulated in your gutters and at downspout exits, hail dents on your AC unit or vehicle (if hail dented those, it dented your roof), and any visible bare spots from the ground. Don’t go on the roof yourself. Full inspection checklist here.

Will Class 4 shingles really survive Houston hail?

They survive significantly better than standard architectural shingles. Class 4 is rated for 2.5″ hail; baseball-size hail can still damage them. The 2017, 2021, and 2024 Houston events all caused widespread damage to standard shingles; Class 4 installs typically came through with much less damage.

Do you do drone documentation?

Yes, on every roof. Pre-tarping, post-tarping, and post-restoration. The high-resolution overhead photos make it harder for adjusters to dispute damage they can clearly see. We keep the documentation for warranty and resale records.

What’s the difference between hail damage and wear-and-tear?

Hail leaves circular impact patterns with displaced granules; wear-and-tear shows uniform granule loss across the whole roof. Hail-damaged spots often have fresh exposed mat (still dark and clean); aged spots have weathered mat. Adjusters sometimes confuse the two — drone imagery helps.

Are you available 24/7 for emergencies?

Houselifting & FEMA Grants

Lifting a Houston home: process, FEMA grants, and what to expect from a 4-10 week project.

Can my home actually be lifted?

Almost any Houston home can be lifted. Pier-and-beam is easiest; slab-on-grade is more involved but routine. Brick veneer adds work. Tile or slate roofs add weight considerations. We’ve lifted homes from the 1920s through new construction.

How much will FEMA actually pay?

Up to 75% of eligible costs for most homeowners. Severe Repetitive Loss properties can receive up to 100% under FMA. The federal share varies by program (HMGP, FMA, BRIC). Eligible costs include lift, foundation, utilities, engineering, and permits. Cosmetic restoration is not covered.

How long does a houselifting project take?

4-8 weeks for typical Meyerland or Bellaire slab-on-grade lifts. 5-10 weeks for Bay Area surge-zone lifts with marine-grade requirements. 3-5 weeks for pier-and-beam. You’ll need temporary housing for the duration of the project.

Will my flood insurance drop after the lift?

Yes, significantly. NFIP premiums drop 60-80% post-elevation because your habitable space sits above Base Flood Elevation. Each foot above BFE drops the premium by roughly 20-30%. Over 10-15 years, savings often exceed the homeowner share of the lift.

How long does the FEMA application take?

6-12 months typical from initial Interest Form to grant award. Repetitive Loss Properties get faster review. Severe Repetitive Loss properties can be faster still. We handle the application paperwork as part of the project.

Can I live in my home during the lift?

No. The home is disconnected from utilities for the duration. Plan for 4-8 weeks of temporary housing. Some homeowners use the time for vacation; others rent short-term. We recommend planning for 6 weeks minimum.

Materials & Installation

What roofing materials we install, how we install them, and what makes installation quality matter.

What roofing materials do you install?

Asphalt (architectural and Class 4 impact-rated), metal (standing seam and stone-coated steel), concrete and clay tile, slate, TPO and modified bitumen for flat sections, and copper accents. We staff for all of them in-house — most callbacks happen at material transitions, so working all materials matters.

Do you use 6-nail or 4-nail patterns?

6-nail patterns on every Houston roof. Houston is a high-wind zone; 4-nail patterns are inadequate for the wind exposure here (see our Beryl 2024 analysis). 6-nail is non-negotiable; if a contractor offers 4-nail in Houston, find a different one.

What underlayment do you use?

Synthetic underlayment standard. Felt only on request or when matching a historic install. Synthetic outperforms felt for moisture resistance, tear strength, and longevity. Ice-and-water shield required at valleys, eaves, and roof penetrations per current code.

Will my new roof come with proper ventilation?

Yes. We do a 1:300 ventilation calculation as part of every quote — 1 sq ft of net free vent area per 300 sq ft of attic, balanced 50/50 between intake (soffit) and exhaust (ridge). If your existing ventilation is wrong, we fix it as part of the install. Ventilation guide here.

Do you install solar?

We don’t install solar panels ourselves; that’s a different specialty. We do coordinate with solar installers and recommend timing your solar install with a roof replacement if your roof is more than 5 years old. Panels last 25-30 years; you don’t want to remove them mid-life to redo the roof underneath.

What if you find rotted decking during tear-off?

We document each rotted board with photos and quote per-board replacement at a fixed rate (which appears in your initial quote). Your invoice includes only the boards actually replaced. No surprise bulk charges; transparent line-item billing.

06 / Warranty & Maintenance

Warranty & Maintenance

What our warranty actually covers and how a maintenance program works.

What’s covered by your warranty?

Two warranties separately. Workmanship warranty from us covers installation defects (leaks, improper flashing, ventilation issues) for 5-10 years depending on material. Materials warranty from the manufacturer (GAF, CertainTeed, Owens Corning, etc.) covers shingle defects for 25-50 years. Both apply to your roof; both are documented in writing. How do I file a warranty claim?

Call the same number that worked the first time. Same office, same family. We schedule an inspection within a few days, document the issue, and either fix it directly (workmanship) or file with the manufacturer (materials).

Is the warranty transferable if I sell?

Yes. Workmanship warranty transfers to the new owner with the home for the remainder of the term. Manufacturer warranties may have transfer fees and conditions per the manufacturer; we help with the transfer paperwork.

What does the maintenance program include?

Twice-yearly inspections (spring + fall), roof cleaning, gutter clearing, sealant and flashing checks, attic ventilation review, drone-imaged condition documentation, minor repairs included up to a dollar limit, priority dispatch after storms. Program details here.

Is the maintenance program worth it?

For most Houston homeowners, yes. The math typically nets $4-5K in 10-year savings versus paying separately for cleanings + dealing with claims and leaks reactively. Full ROI analysis here.

Can I cancel the maintenance program?

Yes, anytime. We don’t do multi-year lock-ins. Annual contracts have early termination provisions but no punitive fees. Cancel through customer service; refund of unused months prorated.

Process & Logistics

What working with us actually looks like, from first call to warranty card.

What’s your typical timeline from estimate to project start?

Estimate to signed contract: as fast as you want; we don’t pressure. Contract to project start: typically 2-4 weeks for material lead time, permitting, and HOA approvals. Permits take 1-2 weeks in Houston; HOA approvals 3-7 days for pre-cleared shingle samples. Houselifting projects have longer lead times because of FEMA paperwork.

Will you pull the permit?

Yes. We pull the permit with the right jurisdiction (City of Houston, Bellaire, Pearland, Galveston County, Montgomery County, etc.) and coordinate inspections. Permit costs are quoted separately so you can verify them.

Will you handle HOA approvals?

Yes. We submit shingle samples and packets to the architectural review committee before quoting. Most major Houston HOAs (Cinco Ranch, Cross Creek, First Colony, Sienna, Bridgeland, Towne Lake, all 9 Woodlands villages) have pre-cleared standard samples on file with us.

How disruptive is a roof replacement?

1-3 days on-site for typical asphalt re-roof; 4-7 days for tile or slate. Driveway access blocked for the dumpster during work. Loud noise during tear-off (4-6 hours typically). Magnetic nail sweep at completion. Most homeowners stay in the home during the project.

Can I see your work in progress?

Yes. Daily texted updates from the project manager, photos of progress, and you can drop by the site anytime to see things firsthand. We don’t do ‘closed worksite’ policies — your project, your access.

What happens if it rains during the project?

We watch the forecast and tarp any open sections at the end of each day. If rain is imminent during tear-off, we tarp the partially-removed sections and resume the next dry day. Underlayment goes on the same day as tear-off whenever possible — minimizes exposure.
