More than just Cross Creek Ranch.

Fulshear started as a small unincorporated rural community west of Katy. Over the past 15 years it has become one of the most active master-planned development corridors in the Houston metro — multiple large communities, a dramatic increase in population, and a premium-home character throughout.

Each subdivision has its own HOA. Most have active architectural review processes. We work the approval workflow on the homeowner’s behalf for any project requiring it.

Older Fulshear core: the original Fulshear town center has older residential streets with 1990s-2000s homes and some older properties. Different scope than the master-planned subdivisions but we work both.
02 Newer Construction Considerations

Most Fulshear homes are still in their first roof.

Because Fulshear’s growth is recent, most homes here are still on their original roof. That changes what we typically see versus older Houston submarkets.

Common Fulshear roofing scope:

  • Storm damage repair on original roofs. Most claims are wind/hail damage to roofs that are 5-15 years old — not aging roofs reaching end-of-life.
  • Insurance-funded full replacements. Hail-damaged original roofs often qualify for full replacement under insurance scope rather than partial repair.
  • Class 4 upgrade decisions. Replacement projects are good upgrade points; the insurance discount math pencils faster on a Fulshear home value.
  • Specialty material installs. A growing number of Fulshear custom builds spec metal or tile accents; less common than asphalt but increasing.
03 How We Work Fulshear

Fulshear projects fit our standard route schedule — same crews, same project management, same warranty as anywhere else we work.

Drive time from our SW Houston office is 35-40 minutes. Inspection visits and quote walks are scheduled in route batches to minimize windshield time. Full project work has crews on-site for the duration.

HOA approval is handled by us on the homeowner’s behalf. Insurance claim work is included in scope when applicable. Permits are pulled directly from the relevant authority (Fulshear has its own permitting for the city core; Fort Bend County for ETJ areas).

How is Fulshear different from Cross Creek Ranch?

Cross Creek Ranch is one master-planned community within Fulshear — the largest, but not the only one. Fulshear the city includes Cross Creek Ranch plus other master-planned developments (Polo Ranch, Fulshear Run, Tamarron, Cross Creek West) plus the older established Fulshear core. Is Fulshear all new construction?

Mostly yes. Fulshear’s population has grown roughly 5x since 2010. The vast majority of homes are 2010s-current. Older Fulshear core has 1990s-2000s homes, with a small set of older properties.

What HOAs operate in Fulshear?

Most master-planned subdivisions have active HOA architectural review. Material/color approval is required for any roof replacement. We work the approval process and have product samples on file for major Fulshear HOAs.
